MAILING LETTER
Almost all land investors use direct mail to get deals. Going into the county to inquire about land owners who are being delinquent in their taxes then mailing them. The suggested method and a method I personally use, is to mail to everyone within to a certain county or area.
The mailing letter needs the following: Return address, Purchase Amount, Who it’s to, Purchase Price, Terms, and A place for them to sign.
LAND CONTRACT
The land contract itself is very important to making deals. You can get a template for the Land Contract online and use it. With a land contract you can make cash deals or sell it for terms.
WARRANTY DEED
You can hire attorneys to draft up warranty deeds, or going to a home depot and buying a template. An attorney to draft warranty deeds is recommended when doing larger deals and the latter to smaller deals or using Rocketlawyer.
A warranty deed grants provides the greatest amount of protection to the purchaser of a property. It pledges or warrants that the owner owns the property free and clear of any outstanding liens, mortgages, or other encumbrances against it.
